Meet and Plan
All successful closings start with a great plan. Listing your home is a big deal. It’s not just about throwing some photos online and picking a price that you “think” is good. We’ll work as a team. I make it a point to help my clients understand what we are doing every step of the way. We discuss your needs regarding timing for your move, what your home will sell for and what your bottom line is. You will know what to expect regarding showings, feedback and results.
Staging and Repairs – Inside and Out
We will complete a detailed walk-through of your home where I give suggestions & ideas that will help you prepare your home for sale in a way that maximizes your return on the sale. If you would like to use a professional staging company I can arrange for that too.
Photos & Videos
Professional photographs and video will be taken to capture all the highlights of your home and the community. We will showcase the best look and features of your home, paying careful attention to staging details. The photos include daytime, drone, and twilight photos along with a high-quality video so your home is given the value it deserves.

This includes 3D tours and Interactive Floor Plans along with the most up-to-date marketing plans. Professional Videos Matter:
Promotion
Once the staging, repairs and photos are complete, your home will be on the market and promoted within days. The For Sale Sign goes up with the flyer information box attached and YOUR listing catapulted to where the Buyers are! Within hours your home is on the Multiple Listing Service and its many, many affiliates, including Realtor.com, Zillow and Trulia, as well as Social Media outlets. And, don’t forget the power of telling your friends to take advantage of word of mouth referrals
Showings
All showings will be scheduled through me or the Centralized Showings call center. Each Realtor that shows your home will be documented in our system and will be followed up with to provide feedback. You will be notified by the method and time of your choosing that is determined at our planning meeting.
Offers
You will be presented with all offers. I will make sure that the Buyers have provided their proof of funds or Preapproval Mortgage Letter. We will discuss the details and I will provide your Net Settlement statement with each offer. You will then either accept, counter or reject the offer(s). This process is exercised and the offers negotiated until all parties have agreed. Then…..we go “Under Contract”.
Contract To Close
This is an extensive series of tasks that I coordinate. I follow up on each task and update you with the latest information and inform you of the next step. You will never feel disconnected or in the dark. This is the most complicated portion of the transaction, where the skills of a great Realtor should make it look simple.
